Description of the mandate
This Montreal project involved renovating a basement bathroom following major plumbing work carried out by subcontractors. The mandate included the complete reconstruction of open sections, leveling of surfaces, improved sound insulation between floors, and optimization of the existing space, while retaining certain existing elements such as the shower.
The main objective was to provide a functional, durable and better soundproofed bathroom, while respecting the constraints of a limited space and the needs of the tenant who had to move back into the apartment at the end of the work.
Technical challenges
The main challenges concerned:
The limited space in the bathroom required precise planning to work efficiently without changing the overall layout of the room and to ensure smooth coordination with subcontractors.
The preservation of the existing shower required technical adjustments to the ceiling, floor, and the connections between the new materials and the existing installations.
Complete leveling of the reconstructed ceiling, floor, and walls is essential to ensure a clean, straight finish that meets the desired sound insulation requirements.
Close coordination between the various stakeholders ensures that each step flows seamlessly, without delay.
Solutions implemented
We proceeded with the reconstruction of the affected sections, including the controlled opening of the floor down to the concrete slab to allow the necessary interventions, then the structural closure and the reinstallation of a new floor.
A comprehensive approach was applied to soundproofing:
Installation of high-density acoustic insulation suitable for humid environments
Installation of a double layer of gypsum panels combining regular panels and moisture-resistant panels
Application of a sound-absorbing compound between the layers of gypsum to reduce vibrations
Acoustic sealing of all joints to ensure optimal performance
Finished with moisture- and mold-resistant products, including durable silicone in all critical areas
The boxes concealing the plumbing in the ceiling and wall were resized to reduce their footprint and improve the room's usable space. The toilet, vanity, and sink were repositioned and reinstalled by the plumbers. The ceramic tiles, supplied by the client and installed by another contractor, were fitted after the floor had been fully prepared.
Project duration
The work took place over a little more than 4 weeks , including coordination with plumbing and electrical subcontractors.
Final result
The bathroom now benefits from:
With greatly improved sound insulation
A complete surface upgrade
With a clean, durable and uniform finish
And an optimized space , despite the additional wall thickness required for soundproofing.
The client highlighted her satisfaction with the adherence to deadlines and budget, and the overall quality of the result, even with some unforeseen adjustments that were dealt with quickly.
